Structure
Reinforced concrete with bidirectional framework (reticular).

General flooring of the residence:
Rectified ceramic floor tiling of Porcelanosa Stonker.

Tiling
Laminated plaster false ceiling throughout the residence, with the required access areas adapted to the installations.
Accessible false ceiling in bathroom 2 (for installation of air conditioning unit).
Large format, one-colour white-body ceramic wall tiling in the kitchen.
One-colour white-body ceramic wall tiling combined with decorative tiling in the bathrooms.

Bathroom installations
High quality white porcelain, basins built into marble or similar surface.

Taps
Chromed mixer taps.

Kitchen
Fitted kitchen units in melamine. Colours according to design.
In standard residences, low worktop, completely removable large drawer units, and column unit for oven and microwave.
Pre-installation for washing machine, dishwasher and dryer.
Single basin stainless sink with mixer tap and drainer.
Ceramic hob (optional four-ring gas hob).
Self-cleaning electric oven in a column unit.
Microwave oven with frame.

Bathrooms
In standard residences, main bathroom with separate shower base with partition and waterproof lighting throughout.
In the second bathroom, enamel bath.

Exterior carpentry
Aluminium with high quality profiles finished in the same colour as the panels of the façade.
Double glazing.
Manual system aluminium roller blinds.

Interior carpentry
Reinforced main door.
Semi-solid wooden interior doors, glass panelled doors in kitchen and living room, finished in varnished and edged veneer.
High quality chromed fittings and handles.
Modular built-in wardrobes with one-piece smooth doors, with veneer in the same style as the interior doors and plastic lined interior with shelf and hanging bar.

Electrical installations
Application of Low Voltage Electrotechnical Regulations for the electrical installations.
High level of electrification.

Exterior Painting
Decorative brick faces, insulation chamber and interior panelling, combined with aluminium and polyethylene sandwich panels (Alucobond or similar) over brick with interior panelling and insulation.

Interior painting. Plain plastic paint on ceilings and wall with colours to match the rest of the finishes.

Other installations
Central heating:
Mixed gas boiler for hot water and central heating.
Installation of central heating with aluminium radiators in all rooms.
Radiator towel rails in bathrooms.
Air conditioning:
Pre-installation of air conditioning via tubes in the false ceiling, aluminium vents and planned installation of air conditioning units in the ceiling of the second bathroom and the kitchen terrace.

Interior distribution of the residences with laminated plaster partitions with insulation. Walls separating residences with honeycomb brick with laminated plaster lining.
Natural marble, granite and wood may present differences in tone and colour in addition to veins, streaks and other unavoidable imperfections. The Supervising Architect will decide whether the quality of these materials is admissible or whether they need to be repaired or replaced.
