• Reinforced concrete, depending on the project, EHE instruction and all other current regulations.

Facades, brickwork and insulation
• The facade’s finishing: double sheet, with 6” hollow bricks covering the exterior, thermal-insulated air cavity finished with a laminated plaster panel fitted against metal sections.
• Internal brick-work using laminated plaster panels.
• Mortar and painted rough stone exterior facade finishings, according to the project’s design.
• Double glazing featuring an insulating air cavity.

Roofing
• Accessible flat roofing and sloped roofing finished with slates.

Flooring and ceilings
Kitchens and bathrooms
• The kitchen, bathroom and toilet walls will be completely tiled up to the false ceiling, and feature high quality ceramic floorings, with two styles of finish to chose from. (Some areas of the kitchen may be plastered or painted upon request from the construction managers).
• False ceilings in the kitchen, bathroom and toilet.
Other rooms
• Visible plaster panelling on ceilings and false ceilings in halls and dining-room.
• Smooth plastic paint in neutral colours on plaster panels, plaster and laminated plaster panels – choice of two colours.
• High quality ceramic floor tiles in kitchens, bathrooms, toilets and terraces.
• The property’s flooring will be of earthenware porcelain floor tiles on the ground floor and floating beech, oak or cherry floorboards on the first floor and attic.

Exterior carpentry:
• Security access door finished in aluminium, with a panoramic peephole, three-bolt security lock and anti-crow bar hinges.
• Lacquered exterior aluminium carpentry, insulated glazing with air cavity, aluminium blinds with insulation on the inside in the living-room and bedrooms, carpentry integrated into the compact system.
• Insulated double-glazing with air cavity, of the Cimalit variety or similar.
• Steel/aluminium railings according to the project’s design.

Interior carpentry.
• Smooth interior carpentry made of the highest quality wood. Matching ironwork and handles. Covered frames with MDF window frames and mouldings and varnished finishings.
• Modular style built-in wardrobes, with shelf and coat-hanger rail, smooth doors in a similar finish to the interior carpentry.

Bathroom fittings and taps
Plumbing
• Installation of hot and cold running water in all properties, as per current regulations.
• Installation of a gas-powered boiler for heating and hot domestic water.
• Water outlet on ground floor terraces.
Bathroom fittings and taps
• White quality brand bathroom fittings.
• The main bathroom sink fitted onto a worktop made out of local marble and a unit.
• Mixer taps in bathrooms and kitchen. The shower in the main bathroom will feature a thermostatic tap.

Installations
Air conditioning
• Air conditioning installed throughout.
Heating
• Gas radiator heating system installed throughout the property.
• Heated towel rail in bathrooms.

Electricity, communications and automated systems
Electricity
• Electrical installations meet all current regulations and REBT (Electro-technical Regulation for Low Tension) for higher voltage.
Telecommunications
• Telephone installation according to current regulations and ICT (Communal Telecommunications Infrastructure). Outlets in dinning-room, master bedroom, attic and kitchen.
• Communal TV and FM antenna with outlets in the living-room, master bedroom, attic, ground floor terrace and kitchen, and reserve out-lets in other bedrooms.
• CCTV installations – access to the property controlled by doorman.
• ADSL connection.
Automated systems
• Automated management system, with controlled installation for exterior lighting, extendable in accordance with the customers’ needs.
• Alarm system featuring motion detectors, central microprocessor and remote control. The system uses an approved security firm and includes the connection.

Kitchen equipment
Kitchen furniture:
• Top-brand units both above and below worktops.
• Silestone worktops. Stainless steel sink.
Equipment:
• Glass ceramic hob.
• Fitted column electric oven and microwave.
• Decorative extractor fan.
• Installations for refrigerator, washing machine, dish washer and tumble drier.

Exterior communal areas
• Large landscaped areas with irrigation and lighting systems.
• Adult and child swimming pools with showers.
• Sports area: paddle-tennis court.
• Children’s park with play area.
• Basement garages with direct access to the properties.

Notes
• Structural quality control by an authorised technical control organisation during the planning and execution of the building works.
• Ten-year Guarantee Policy as per the Building Regulations Law (Ley de Ordenación de la Edificación).
• The customer will have the right to select from the existing options within certain deadlines so as, without affect the rhythm of construction, to ensure the meeting of deadlines.
