Actions subsequent to the purchase

Following the purchase of a property, certain administrative procedures must be adhered to. Some of these procedures are explained below:

  • Pay taxes accrued by the sale (except VAT, which is paid upon signature of the deed), including the contributory tax for urban areas if this is to be paid by the purchaser or the purchaser has agreed to assume this payment.
  • Inform the president of the property owners association, if such a body has been constituted, of your personal details and of your purchase.
  • Contact the utility supply companies in order to contract their services or, if possible, assume the existing contracts, in which case, take into account that you will have to assume any debts accrued by the previous owner.
  • Lodge your purchase deed, if it was a public document, with the Property Register. (If you have purchased a property with a mortgage guarantee, the guarantor will effect these procedures including the payment. This is because the mortgage inscription is a constituent element for which your bank will have already requested a provision of funds from you). The notary will inform you if he wishes the inscription procedures to be undertaken by an agency. The price charged by the agency depends on the type of property and on the fees of the agency.

You must inform the cadastral management office of your new purchase so that the urban contribution tax may be varied.
